Le conseil municipal de Los Angeles a r\u00e9cemment approuv\u00e9 la Centre-ville du si\u00e8cle<\/a>, un projet de d\u00e9veloppement de 37 \u00e9tages qui deviendra seulement le sixi\u00e8me gratte-ciel certifi\u00e9 LEED Platinum du pays. Il sera construit dans le cadre d'un accord de travail de projet (PLA). <\/p>\n

Le projet a \u00e9t\u00e9 retard\u00e9 par l'examen minutieux des critiques, malgr\u00e9 les estimations selon lesquelles il cr\u00e9erait 6 000 emplois de qualit\u00e9. Le projet a \u00e9t\u00e9 soutenu par les syndicats (qui effectueront une grande partie du travail), les groupes communautaires, les groupes environnementaux et le Clergy and Laity United for Economic Justice.<\/p>\n

L'immeuble de bureaux de 700 000 pieds carr\u00e9s du projet comprendra environ 10 338 pieds carr\u00e9s d'espace de bureaux de faible hauteur, \u00e0 un et deux \u00e9tages, un centre de mobilit\u00e9 de 2 389 pieds carr\u00e9s (pour encourager les employ\u00e9s de Century City \u00e0 utiliser les options de transport en commun et alternatives), un Transit Plaza de 39 037 pieds carr\u00e9s, environ 17 102 pieds carr\u00e9s de commerces de d\u00e9tail et un parking partiellement souterrain avec 1 530 places sur le site du projet.<\/em><\/p>\n

Le Century City Center comprendra une terrasse paysag\u00e8re verte de 2,14 acres sur le toit du parking qui serait ouverte au public entre 6 h et 20 h, sept jours par semaine, en tant qu'\u00e9quipement public suppl\u00e9mentaire.<\/em><\/p>\n

Le conseiller municipal de Los Angeles, Paul Koretz, s'est exprim\u00e9 avant le vote final. Il repr\u00e9sente le quartier de Century City et se r\u00e9jouit des possibilit\u00e9s offertes par le projet :<\/p>\n

\u00ab Ce projet repr\u00e9sentera une r\u00e9alisation historique pour la ville et pour mon district. Il comprendra le premier gratte-ciel LEED Platinum construit \u00e0 Los Angeles. Un b\u00e2timent magnifiquement con\u00e7u qui repr\u00e9sentera l'engagement de la ville en faveur du d\u00e9veloppement vert et durable.<\/em><\/p>\n

Ce projet comprendra plus de deux acres d'espaces publics verts, il offrira de nombreux avantages \u00e0 la communaut\u00e9, notamment un portail pour la station Century City de la ligne violette du m\u00e9tro, des efforts de r\u00e9duction du trafic \u00e9tendus et cr\u00e9atifs, un service de navette aux heures de pointe de Century City \u00e0 la future ligne Expo, et un financement substantiel pour la planification et les am\u00e9liorations des transports r\u00e9gionaux dans les r\u00e9gions de South Robertson et de Beverlywood. <\/em><\/p>\n

Il g\u00e9n\u00e9rera \u00e9galement 14,3 millions de TP4T pour la ville de Los Angeles chaque ann\u00e9e et g\u00e9n\u00e9rera 1400 millions de TP4T d'activit\u00e9 \u00e9conomique annuelle dans tout le comt\u00e9.<\/p>\n

* Les aspects respectueux de l'environnement du projet comprennent : 7 000 pieds carr\u00e9s de panneaux solaires photovolta\u00efques ; l'un des plus grands espaces de toits verts habitables de Californie ; une centrale \u00e0 haute performance qui produit de la glace la nuit pour la faire fondre pendant la journ\u00e9e et assurer un refroidissement efficace ; un hall d'entr\u00e9e refroidi passivement \u00e0 l'aide de fen\u00eatres, d'air frais et d'un sol de hall r\u00e9frig\u00e9r\u00e9 avec une fonction d'eau de haute technologie qui rejette la chaleur ; et l'eau r\u00e9cup\u00e9r\u00e9e du b\u00e2timent pour l'irrigation paysag\u00e8re.<\/p>\n

* Le Century City Center comportera une grande place publique avec des magasins, des kiosques et de nombreuses plantations, arbres et zones ombrag\u00e9es, qui tireront parti des options de transport existantes et offriront une connexion facile aux avanc\u00e9es futures en tant que point d'acc\u00e8s potentiel pour la station de m\u00e9tro de transport en commun Purple Line pr\u00e9vue.
